7 Common Roller Door Problems — and What to Do

1. Roller door stuck halfway

Urgent

A door that stops mid-travel is usually responding to an obstruction, a broken spring, or a motor fault. The motor may be detecting too much resistance and stopping as a safety measure. Do not force it. Repeated forced operation can strip the motor's drive gear or bend the guide rails.

Disconnect the motor and check for visible obstructions. If the door is heavy to lift by hand, a spring is likely broken. Call a technician.

2. Grinding or scraping noise

Grinding means metal-on-metal contact where there shouldn't be any. Common causes: worn or seized rollers running inside the guide rails, a bent guide rail, debris in the tracks, or a spring that's lost tension and allowing the curtain to sag and scrape.

Stop using the door. A grinding roller left too long will seize entirely and may jam the door open or closed. Schedule a service visit.

3. Roller door won't open at all

Motor clicks but nothing moves? The motor's drive mechanism may have stripped, a spring may have snapped, or the curtain may be physically jammed in the barrel. Try the manual release first — if the door still won't lift, or is extremely heavy, a spring has almost certainly broken.

Do not keep pressing the remote. Call for same-day repair. A jammed or spring-broken door is a security risk if it's in the open position.

4. Loose or slack cables

Roller doors use cables to transmit spring tension to the curtain. If a cable comes off its drum, or the spring tension is uneven, one side of the door will sit lower than the other. You'll notice the bottom bar sitting at an angle or a cable hanging loosely. Slack cables will eventually snap.

Do not adjust cables yourself — they're under spring tension. Call a technician to re-tension or replace the cable before it fails completely.

5. Motor runs but door doesn't move

You hear the motor running, the light comes on, but the curtain doesn't move. This almost always means the drive gear inside the motor has stripped. It's a common failure on older motors and on motors that have been running against a broken spring (the extra load strips the gears quickly).

The motor needs inspection. In most cases the drive gear can be replaced. If the motor is older than 10 years, replacement may be more cost-effective.

6. Door opens but won't close (or reverses)

Modern roller door motors use safety reversal — if the door senses resistance when closing, it reverses to prevent trapping. Common causes: safety beam is blocked or misaligned, limit settings are wrong, or the bottom seal is catching. Occasionally the motor's logic board is at fault.

Check that nothing is blocking the beam sensors near the floor. If the path is clear and the door still reverses, the limit settings or sensors need professional adjustment.

7. Remote or keypad not responding

Try the wall button first. If the wall button works but the remote doesn't, replace the remote's battery. If new batteries don't fix it, the remote may need reprogramming. If neither the remote nor the wall button works, the motor may have lost power — check the circuit breaker.

Most people assume a problem with their roller door means replacing the whole thing. In practice, that's rarely necessary. Roller doors are built in components, and each component can be replaced individually: the motor, the springs, the cables, the rollers, the guide rails, and even the curtain itself.

Repair makes sense when:

  • The curtain (the rolling sheet itself) is intact — no deep dents or tears
  • The door is less than 15–20 years old
  • It's a component failure — motor, spring, cable, or rollers
  • The guide rails are straight and undamaged
  • One side has failed but the door still runs evenly when operated manually

Replacement makes sense when:

  • The curtain is badly dented, corroded through, or torn
  • The door is 20+ years old with multiple failing components
  • Cumulative repair costs approach or exceed a new door
  • The guide rails are bent beyond straightening
  • You want to change door type (e.g. switching to sectional)

When Is It Unsafe to Keep Using Your Roller Door?

Spring broken: The door curtain will be extremely heavy without spring assistance — 80–120 kg for a standard double roller door. It can drop suddenly and without warning. Do not operate the door.
Cable off the drum or snapped: One side of the door will have no support. The door can tilt, bind in the guide rails, or drop on one side. Stop operating it and call a technician.
Door has dropped or shifted suddenly: A door that drops suddenly has lost a structural component. Do not approach until the cause is identified — the door may be unstable.
Guide rail is bent or pulling away from the wall: The curtain can derail. A derailed curtain under spring tension is a serious injury risk.
